Cosmetic clinic design-build · GTA

Cosmetic & aesthetic clinic construction in Toronto and the GTA.

Fordocon coordinates design, approvals and construction for cosmetic and aesthetic clinics. We connect the treatment program, equipment requirements and patient experience with the practical decisions that determine the fit-out.

Designed around the practice

Start with the treatments, then plan the space

A cosmetic clinic needs more than an attractive reception. Consultation, treatment, storage, staff support and circulation must work together. The proposed procedures and selected equipment influence room dimensions, utilities, lighting, privacy and maintenance requirements.

We begin by understanding how the practice intends to operate. That brief gives the design team and technical consultants a basis for coordinating the layout with the building's existing conditions. Requirements depend on the actual program; a single generic clinic layout is not a substitute for project-specific review.

Project priorities

01

Patient journey

A composed sequence from arrival and consultation through treatment, recovery and departure.

02

Privacy

Planning and assemblies that support discreet circulation and acoustic confidentiality.

03

Equipment coordination

Treatment-room layouts and building services developed around selected equipment and procedures.

04

Material performance

Refined, durable and maintainable finishes suited to high-touch clinical environments.

Integrated scope

One team from early decisions to turnover.

Scope is tailored to the project, with design, approvals and construction planned together.

  • Property and lease-fit assessment
  • Clinical programming and space planning
  • Interior design and material selection
  • Accessibility and code coordination
  • Equipment and consultant coordination
  • Building permit documentation
  • Construction budgeting and scheduling
  • Fit-out construction and turnover

Decisions before construction

Resolve privacy and atmosphere together

Patient arrival, waiting, consultation and departure should form a clear sequence. Doors, sightlines, partitions and room relationships can support discretion without making the clinic difficult to navigate. Finishes and lighting should express the practice's identity while remaining suited to daily cleaning and use.

Check the space before committing to the fit-out

An early review can consider layout potential, landlord responsibilities and the available information about electrical, mechanical and plumbing services. Share the equipment list as early as possible, including suppliers' installation information. Changes to equipment or treatment scope can affect design, construction and scheduling.

Coordinate the work through construction

The project scope can include space planning, interior design, consultant coordination, permit documentation, preconstruction budgeting, procurement, construction and turnover. Define what is included in the building work and what will be supplied or installed separately by the practice and its vendors.

Questions before starting

Make your next decision with more clarity.

Can you review a space before we sign a lease?

Fordocon offers property and lease-fit assessment. The review is tailored to the proposed treatments, available building information and decisions the owner needs to make. It should identify open questions as well as opportunities.

When do we need to choose treatment equipment?

Identify anticipated equipment early and coordinate final selections before the affected construction details are fixed. Supplier requirements can influence clearances, services and installation sequencing.

Can the clinic have a distinctive interior without complicating operations?

The design should develop around both. Material selections, lighting and custom details need to be considered with cleaning, storage, privacy and staff movement.

What affects construction cost and opening timing?

The existing space, treatment program, equipment, services upgrades, finish selections, approvals, landlord work and procurement all matter. A useful budget and schedule identify their assumptions instead of presenting an unsupported fixed figure.

What information should we send first?

Send the location, available plans, proposed treatments, equipment list, approximate size, investment range and intended opening period. Include lease information if available.
